Perform a full range of duties pertaining to closing of first mortgage home loans to be packaged and sold into the secondary market. Perform all closing requirements necessary to obtain the complete underwriting and regulatory satisfaction for loans sold on the secondary market. Prepare all closing documents to meet FHA, VA, CHFA, EPCB, USDA/RD, FHLMC, FNMA and investor requirements.

Key Functions and Responsibilities:

  • Review closing folders for missing supporting documentation and obtain as needed.
  • Review evidence of hazard insurance to determine if applicable guidelines are met.
  • Review title commitments for determination of requirement of ILC and verify that it has been ordered.
  • Prepare closing figures and assure loan is being closed in compliance with various investor and regulatory guidelines as well as loan program requirements.
  • Prepare all closing documents in compliance with all federal and state requirements.
  • Ensure all required documentation per investor guidelines/regulations for each specific loan product is contained in the closing documents.
  • Register loans with MERS & letter transfer services.
  • Process payments for MIP and VAFF.
  • Input HMDA info accurately.

Required Experience & Background

  • Minimum 3+ years of current experience in the mortgage-lending field as a closer. High school diploma or equivalent.
  • Excellent math, typing, and computer skills.
  • Knowledge of real estate finance, lending practices and procedures and the escrow process.
  • Working knowledge of loan origination software systems.
  • Experience with Encompass and Ellie Mac docs a plus.
  • Experience with closing and compliance regulations and familiarity with TRID.
  • Advanced knowledge and utilization of DU and LP.
  • Ability to organize work and be flexible on priorities and urgent issues.
  • Ability to interpret association policies and procedures to customers.
  • General knowledge of real estate finance, lending practices and procedures and the escrow process.
  • Self-starter, good time manager and production oriented. Focus on accuracy and completeness.
  • Microsoft Office proficiency.
  • Ability to communicate effectively both verbally and in written form.
  • Demonstrated ability to use discretion, tact, and diplomacy when dealing with clients and co-workers.
  • Ability to manage multiple tasks simultaneously in a fast-paced environment
  • Thorough knowledge and understanding of regulatory and compliance issues affecting all aspects of the lending process.
